          In what could be termed as significant at this point of time, the average
          rate of new housing projects in Pune, recorded a positive price growth of
          4% in the past one-year.
            In the coming quarters too, price growth is expected to remain range-
          bound amid global agencies predicting a long-drawn recovery process for
          India’s economy. “A combination of supply-side scarring and demand-
          side constraints – like the weak state of the financial sector – will keep
          the extent of GDP well below its pre-pandemic path,” Fitch Rating said
          during a statement, on January 14, 2021.
            Layout of workstations and production areas has been revisited to
          optimise real estate requirements basis a new work schedule and regime.
          Occupiers may consider flexible working schedules supported roistered
          days of works; thereby reducing the space requirement leading to reduced
          operations cost. Telecommuting and roistered timings may become the
          new norm for offices counting on the character of business. While all
          occupiers might not change, there will be many who will prefer technology
          enablement and versatile schedules to optimise cost.
            In the short term the flexible space sector is likely to undergo significant
          consolidation, although in the longer run it will remain a key feature of
          Indian office markets. Despite the present switch to mass remote working,
          the physical office will maintain its importance for facilitating interaction
          and collaboration and, ultimately, for employee health, well-being and
          productivity.

           ANALYSIS
            VJ has taken the following measures to maintain the workforce for the
          work in COVID times.

           Safety of Labourers and Staff at construction sites
           •  Labourers were provided the shelter at the site
           •  Labourers were provided with free masks
           •  Labourers were asked to follow social distancing norms.
           •  Special care of labours during the complete lockdown in the months
              March & April by providing them necessary daily stuffs thrice a week
           •  Special care was taken of the labourer’s kids by providing them
              necessary daily stuff including food, toys, clothes, sweets etc.
           •  50% of the staff were working online.
           •  The required work from home infrastructure was provided to the VJ
